Why Rockhampton / Yeppoon?
Rockhampton and Yeppoon are some of the last affordable property with good rental returns left in the southern Bowen Basin coal mining region. After the meteoric rise of Mackay and Townsville has left a lot of investors scratching their heads and wondering where to next. In Rockhampton you can still buy quality properties that are ready to rent from $240,000-270,000 renting for 5% + returns. Rents have been rising along with the capital gains in the beef capital going from an Average of $190 pw in 2005 to an average of $275pw n 2008. Now if you compare these prices and rents with those of Mackay and Townsville you will realize that Rockhampton still has a long run. You see the access to the mines from Rockhampton is as good as that from Mackay yet the houses are $50k+ cheaper and the rents $80-100pw cheaper.
 | Yeppoon and the Capricorn coast is one of the most beautiful coastlines in Queensland, and because of it's hilly topography it offers some of the least expensive ocean views in Australia. It has a world class marina, a large choice of championship golf courses, and a climate and lifestyle to be envied. This is a great place to invest if you can take advantage of the depreciation offered by it's mostly recently built housing stock. You can get Ocean view property for as little as $425,000. Mining families often choose to base themselves on the beach seeing as the shifts out at the mines are 4 days on 4 days off or 5 on and 5 off so the working partner will go out 2-3 hours west to the mines for a shift and then have a 5 day weekend each week. There is good money to be made in acquiring blocks and building houses on them then either renting them out or selling them. Land is still quite reasonable in Yeppoon and can still be found sub-180k.
