Information On The Mackay Region:

We find Mackay to be the best places in Australia to invest for returns due to its low vacancy rate (.5%) and high demand due to an influx of population. This high demand for rentals makes the rent very high an average rent for a three bedroom to 4 bedroom home is $320-500pw and you can pick these up for between $320,000 and $480,000.

Mackay is fuelled by the coal mines that are couple of hours west of the coastal city. Most miners, consultants etc. choose to base their families in Mackay and head out to the mines for 4-day stints and then come back for 4 days off. These miners earn around the 120k mark and spend very little while they are away. So they have hefty disposable income.

There is also the sugar cane industry, which is busy reinventing itself as ethanol producers, and tourism, which is on the rise. As any city with around 100,000 residents there is always plenty of employment. The Dalrymple bay expansion alone, which is an upgrade of the coal port has begun and will cost Prime industries 1.1 billion dollars and has created 800 jobs. According to a recent article See (The Courier Mail - Thursday September 2, 2004). N.Q Population Rising North Queensland will out do South East Queensland in percentage of population growth which was stated at 42% by 2026.
