Specific areas within the Northern Queenland market continue to exhibit very strong growth both in house capital appreciation and in rising rental prices. We have identified Gladstone as one of the areas with potentially excellent returns. House prices over the last year in Gladstone have risen on average 20%, however this number hides the fact that selected suburbs within the Gladstone market have risen by as much as 52%.
Blue Horizon identifies and targets the leading suburbs.
Increasing job opportunities in the area are delivering a very tight housing market with limited stock of properties. The area is encountering probably the biggest expansion in infrastructure in its history. The Gladstone areas is set to deliver the region about one third of Queensland $60 Billion dollar investment potential. This is not a boom and bust cycle. These infrastructure projects are positioning Gladstone as one of Queenslands major industrial, resource and distribution point for the next 30 years. 1. Corporate Apartments
As is typical in the Northern Queensland market, there is an acute shortage of upmarket corporate apartments available. As the resource boom continues and grows there is a growing need for accommodation for middle and senior managers. There is a shortage in supply of these types of apartments and as such the demand is high and there is both upward pressure in rents and apartment prices. We are targeting high yield apartments in the area suitable for corporate rentals
2. Mid Range Homes
With the ongoing growth of infrastructure projects there is huge demand for both skilled and unskilled labour. From Truck drivers through to Labourers there is a constantly expanding demand for Labour. In turn these new entrants to the region, who typically are young to middle aged families with a few children, are demanding appropriate housing. We are targeting good value homes that meet these criteria.
3. Up market Homes
As the region grows and more money enters the market, people are rapidly growing in wealth. Demand is strongly growing for more upmarket homes and as such some areas of Gladstone like Boyne Island have recorded significant growth in prices. Some people, as they can afford it are moving out of the middle class areas and seeking properties, slightly further out from the city but where they feel a better quality of life can be achieved. |
Gladstone, city and port on the central coast of eastern Australia just south of the tropic of Capricorn in the state of Queensland. Gladstone is located on the Port Curtis inlet of the Coral Sea, 1 hour southeast of Rockhampton. Its port is among Australia's busiest, and the town is dominated by open-pit mining. The port exports farm products from the nearby area and, since the 1960s, coal and aluminum processed from the extensive reserves in the nearby Bowen Basin and from Weipa on the Cape York Peninsula. Gladstone is served by the coastal Bruce Highway, a railway that also travels the coast, and an airport. Tourists come to Gladstone for the coast, which marks the southern end of the Great Barrier Reef.
Gladstone offers a myriad of opportunities for the investor. From income based investments such as Corporate apartments, that can deliver 7-8% yields (on current rentals), through to reasonably priced middle class homes and through to up-market properties.
